Details
This imposing tower and its surrounding buildings have been very well restored and transformed into a luxurious and prestigious home, in a pleasant rural location overlooking Todi , the Umbrian town best known for having been elected as the “most liveable town in Italy” by the University of Kentucky in the early 1990’s.
The property is entered through a wrought iron gateway and gravel drive leading up to a parking area close to the house. The front door leads into a hallway.
An important feature of the ground floor is the series of open archways, typical of the mediaeval architecture of Umbria, which link many of the rooms and create a sense of great space. To the right of the entrance hall is the first of two large and comfortable living areas. This galleried room, with walls going up to roof level, has an old carved stone fireplace and a gently-angled staircase leading to the first floor. An arched loggia at the top of the staircase looks down over the open space of the living area. At the far end of this lounge and entered though a small lobby is a double bedroom with en suite bathroom. To the left of the hallway is a large drawing room, also with an imposing stone fireplace, with the main dining room at one end and the library at the other. Another doorway leads directly into the breakfast room with to the left a large spacious kitchen equipped to a very high standard of both furniture and appliances. To the right of the breakfast room is the morning room which leads onto a wide open terrace with good views over Todi and the surrounding countryside, in particular the “Consolazione” church by Bramante. All these rooms are connected by the wide archways referred to above and form a large space which is perfect for entertaining.
Back in the hallway there is a guest cloakroom and small laundry/store room and stairs leading down to the large basement / cantina with a back exit. There is ample storage room, a wine cellar, a larger fully equipped laundry and ironing room and the boiler room, where a gas boiler, which could be solar powered, provides heat for the radiators, and hot water for 6 bathrooms as well as the kitchen.
The first floor is accessed through the original mediaeval archway with doors leading into a hallway. Three bedrooms lead off this hallway and the master bedroom with walk-in wardrobe and en suite bathroom has a large terrace looking over to Todi. The other two large double bedrooms are also en suite. A central staircase goes up into the tower where there is a spacious study on the 2nd floor and a 5th double bedroom with en suite bathroom on the uppermost or 3rd floor.
There is central heating with regulators throughout the house. The windows and doors are made of walnut, are double glazed and have insect nets. Smoke and intruder alarm systems are installed and the house is wired for broadband internet.
Grounds and services.
The house is set in fenced and private grounds of about 2,6 hectares ( nearly 7 acres). There are olive trees and a small vineyard. The gardens are well stocked with mature shrubs and trees to provide summer shade. There are several terraces and a barbecue area for outdoor eating , and a large 14 x 6 m. infinity swimming pool.
About 30 metres from the main house is the split level annexe. On the upper ground floor is a guest apartment with a double bedroom, bathroom and kitchen/living room as well as a spacious portico enjoying excellent views over the surrounding countryside and towards Todi on a neighbouring hilltop. On the lower ground floor is another apartment also with bedroom, bathroom and kitchen/living room, which currently provides the accommodation for living-in staff (housekeeper and gardener).
Todi has shops and all necessary amenities and is just 10 minutes drive away. There are good road and rail links to Perugia, Rome and Florence and Perugia airport, with direct flights to London, is 40 minutes away by car.
